The Wash House is a welcoming self-contained wing at the back of a Georgian house. It is approached up stone steps from a picturesque yard, sheltered from the farm on the west by a large stone built 18th-century barn. The main house was occupied in the Victorian period by the curate of Barbon, until a separate parish was established and the old vicarage built in 1870. The Wash House wing is thought to date from the early 17th-century when there is known to have been a house on the site belonging to the Garnett family, one of a group of Yeomen recorded as living in Barbon at that time. It served in the 19th-century as the wash house and dairy, the old wash boiler still survives today and is adjoining an old stone fireplace.

The property has been restored in 2019 to form a charming residence showcasing the old beams and features of the original wash house. In the 17th and 18th centuries the Royal Navy had a monopoly of new timber for warships and the building trade was dependent on recycled older timbers. Another original feature is a Georgian window sash with lambs tongue section glazing bars, which was removed from the main house by the Victorians who used it then to repair a window in the back wing. It has been carefully conserved as part of the recent restoration.

Barbon is bordering Lancashire, Yorkshire and Cumbria, the property offers easy access to both the Lake District and Yorkshire Dales National Parks, it is ideally located in the village of Barbon and is minutes walking distance to the cosy local pub. There is also a famous village shop and café offering an array of local produce and is often a great stop-off for local walkers and cyclists. Barbon is bordering the quaint town of Kirkby Lonsdale which itself has a lot to offer and boasts an abundance of traditional pubs, fine dining restaurants, charming tea rooms and boutique shops. Beach 25 miles. Shop, pub and restaurant 200 yards.
