In a wonderfully peaceful, remote country setting within the South Downs National Park, this warm and friendly family home offers superb views across the countryside. It is located in the pretty hamlet of Ditcham, near to Tithe Barn, a popular wedding venue, and about 3 miles from Petersfield, which has many shops, pubs, eateries and a mainline station with trains direct to London or Portsmouth. This comfortable detached house has a rustic charm and many personal touches, as well as an eclectic mix of furnishings. It has been extensively renovated in 2018/2019 to provide an attractive holiday home appealing to families, groups, walkers, pet owners, sports and outdoor enthusiasts. With children in mind, there are many toys and games, an enclosed garden with uniterrupted views of farmland and countryside, and there is plenty of parking - up to four dogs are welcome too! All the first floor bedrooms have French doors opening onto a large balcony maximising the views and perfect for drinks whilst watching the sun set. A 3-person hot tub is tucked away in the garden and perfectly placed to enjoy some peace and quiet. The house is eco-friendly, with solar panels, air source heat pumps, a self draining cess pit and water from the local stream.
Situated on the South Downs Way, which runs between Winchester and Eastbourne, the property has direct access to extensive scenic walks.
The historic cathedral city of Chichester is within half an hour’s drive, with its cobbled streets adorned with tea rooms and restaurants, and so are Goodwood and Fontwell racecourses. Scenic boat tours can be taken around Chichester Harbour. Petworth House, polo at Cowdray and Midhurst, Guildford and historic Winchester, with its ornate cathedral, are all 45 minutes away.
Also within easy reach is the south coast, with the beach at West Wittering a beautiful place to visit, whatever the season, and can be enjoyed by all ages. Hayling Island, a shingle beach with a funfair for the children and great watersports, is also about a 45-minute drive. Portsmouth makes for a good day out, with Spinnaker Tower, HMS Warrior and HMS Victory, waterside dining, extensive designer shopping and ferry trips to the Isle of Wight. Other places to visit include Southampton with its extensive maritime history, Peppa Pig World, the vast heathland walks/riding in The New Forest, the Watercress steam train, Jane Austen’s House, Gilbert White’s house, Marwell Zoo, Birdworld and Queen Elizabeth Country Park to name but a few! Beach 15 miles. Shop 3 miles, pub and restaurant 1 mile.

    Our family of nine (including 3 children) and three dogs stayed for a week at Sunwood House. Disappointingly this house was nowhere near the quality that we were led to believe from the website. When we arrived there was a quickly scrawled note saying welcome with a phone number if we had any problems. It turned out the number supplied was incorrect and therefore useless. There was no welcome pack and no folder to tell us about the house, household equipment and area. A large quantity of sodden cushions had just been thrown onto the carpet in the double bedroom upstairs and the room smelled of damp. The chest of drawers in the bunk bedroom was full of food debris. There were 10 towels provided for the 9 of us, but 8 of these were small hand towels and the ones in the ensuite bathroom on the ground floor were very stained. The loo seat in that bathroom was broken and had no lid and was loose. A large hole in the corner was not tiled and the glass shelves were so sticky they hadn’t been cleaned in a long long time. The fridge was sticky and very dirty both inside and out. When we opened the cupboards, which were very disorganised, everything we wanted to use, plates, mugs, bowls, glasses and cutlery were very dirty with old food stuck on them. They all needed to be washed before we could use them. The chopping boards were black with mould. The cooker was filthy, both the hob and oven itself. Grill pans had black lumps of welded on food and even a large charred cockroach or beetle on one of them. The only cleaning cloth was a flannel which smelt foul. We had to purchase sponges and scourers and the dishwasher needed both rinse aid and salt. The washing machine was a French model with no explanation as how to operate it. It was virtually impossible to get it to spin, so may well have been faulty. The tumble drier was also faulty as the water collector needed emptying all the time as an alarm kept going off. It was also extremely dirty. Outside the garden was unkempt with junk all over the place. There was a large quantity of mouldy dog food thrown on the grass round the back which we had to clear up as our young cocker spaniel was eating it. We picked up lots of dog poo too which had been left. This was unpleasant for us and unsafe for the children. There was stuff dumped everywhere outside including a bed frame, a car, paint pots, dog bowls, a wheelbarrow amongst other rubbish. The wooden trapeze bar on the swing was cracked and broke with our six year old on it. There had obviously been work done to the BBQ area and the different height stone ledges were rather dangerous with no warning or handles.The hot tub we were assured was cleaned each week, but it was filthy and no way anyone could use it. The standard of equipment in the kitchen was poor and a lot of it should be replaced. This was also not a comfortable house as the seating in the sitting room especially was unpleasant. The ground floor bedroom was very cramped and it was impossible to open the wardrobe door wide enough to use - you could only get one arm in. Had the cleaning regime been adequate then perhaps we would have enjoyed our time here more and have been a bit more forgiving. We were asked to arrive 2 hours later and depart an hour earlier due to special deep cleaning. This had not been done to any acceptable standard. After a number of failed attempts to text we did manage to contact the owner by email. He was not very helpful but keen to make excuses and told us that previous renters had been very happy. We could only text or email as he wouldn’t accept phone calls. He clearly hadn’t read the review that has just been published that seems to pick up on the same problems we had. The house manager, who had left her incorrect phone number, turned up on Saturday having been contacted by the owner. She brought 8 towels that she had purchased specially for our use. She had only taken on the property two weeks before and appeared really shocked at the state of the place, especially the state of the oven with the charred beetle. She took photos herself to address with the owner. There is a local cleaning company paid to clean - apparently 4 people for 4 hours. They are not doing anywhere near an adequate job. The owner did not apologise for all the failings, but told us not to clean the house when we left. Even in not cleaning we left it in a much better state than when we arrived. This house is in a stunning location but needs proper and more careful cleaning to make it a pleasant and safe place for renters to use. The grounds in particular need tidying, the BBQ area needs making safe. It would also benefit from an update to the kitchen equipment and sofas. I have never been forced to complain before following a holiday or rental, but this house was not of acceptable quality. It was dirty, unsafe in places and lacked any duty of care. We are still awaiting a reply to our complaint. We have photos of many of the above which show the lack of cleanliness of this place.

The property owner was contacted by you after the house manager had a family medical emergency when she would normally be welcoming you to the house. You confirmed there were not enough large towels, to which my manager who has worked with us for last 4 years went and bought 10 new towels which were delivered for your stay the following Saturday morning after your arrival that Friday night. She also then went around and cleared up any further issues which you then confirmed you were satisfied to her with the house. As a policy photos are taken of every room and fridge, oven, hot tub to enable us to counter any cleanliness issues which some tenants are trying to use along with the threat of bad reviews for refunds. The Petersfield Cleaning Company do this inventory for us for each new incoming guest.
