These lovely holiday cottages provide good quality, lovingly furnished and comfortable accommodation that is ideal for families or groups. The properties are located in a beautiful and secluded rural valley, just 5 minutes’ drive (or a healthy 35-minute walk) from the centre of the historic West Lothian county town of Linlithgow, and just 15 miles from Edinburgh.

Beech Tree Cottage is a three-bedroom cottage with accommodation set all on the ground floor and is finished to purpose-built standards for guests to make the most of this fabulous base. The main living area consists of an open plan living/dining/kitchen area with generous proportions and exposed beams in the ceiling, providing that quintessential cottage feel. The main bathroom is fitted with a shower over bath. The master bedroom has a private en-suite toilet.
Nearby activities and sights to see include Linlithgow Palace and the historic town centre, Kingsfield Golf and Laser Clay Centre and of course the nearby Cities of Edinburgh, Stirling and Glasgow. Beach 18 miles. Shop and restaurant 1 mile, pub 2 miles.
Beech Tree Cottage can be booked together with Rowan Tree Cottage (UK30336), Oak Tree Cottage (UK7086), Elm Tree Cottage (UK30337), Birch Tree Cottage (UK7078) and Cherry Tree Cottage (UK7077) to accommodate up to 34 guests.

The low deposit payable under this offer is £20. 4. Does not apply to properties that sleep 10 or more. 5. The difference between the £20 low deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately. 6.
