Accommodation description

Ground Floor:
All on the ground floor.
Open plan living space.
Living area: With Freeview TV with Netflix, and DVD player.
Dining area.
Kitchen area: With electric hob, combi microwave/oven/grill and fridge.
Bedroom: With kingsize bed.
Wetroom: With walk-in shower and toilet.

Biomass central heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack.

Front garden with sitting-out area and garden furniture. Hot tub for 2 (private). Private parking for 1 car. No smoking. Please note: October to April the cottage is adjacent to a herd of cows.

Located in the centre of the farmyard, The Hobbit is surrounded by cows, chickens, and a noisy rooster! If you want to see what happens on a real working farm, then this is the place for you! That said, your very own private space is secure and very private with your own decking area complete with hot tub, outdoor dining area and love seat.

The cottage comfortably sleeps two people. Inside is always toasty warm thanks to it being powered by renewable energy and there’s a seating area, TV, Netflix, Wi-Fi, DVD player and kitchenette. Separate to the living area is the bedroom, which has a kingsize bed enclosed in the area, and a wet room with powerful shower. The outdoor area is very private and pets are welcome.

Please be aware that during winter months (October to April) you will be sleeping right next to the cows! They moo, make noise and smell.

The seaside towns of Ayr, Prestwick and Troon are all close by with beautiful sandy beaches and stunning views towards the Isle of Arran. Day trips can be taken to Arran and Cumbrae and are well worth the effort. Ayrshire is home to the Ayrshire Coastal Path, a 100-mile-long coastal walk with one of the finest panoramic coastlines in the British Isles. Crowned with a superb backdrop of the ever-changing profile of the mountains of Arran across the Firth of Clyde, this coastline is steeped in history and teeming with wildlife, including red squirrels, deer, otters and seals and is a haven for bird watchers. Inland there are gardens and castles to visit, riding, racing and a choice of golf courses, with the world famous Turnberry close to hand. Culzean Castle (owned by the National Trust for Scotland) is spectacular and is Ayrshire’s most popular tourist attraction. Ayrshire is also known as "Burns’ Country," is steeped in tradition and history. Visit Burns Cottage, The Burns Memorial Museum and the Brig o Doon, the bridge from the famous poem Tam o Shanter. Day trips to Ireland can be taken from Cairnryan. Glasgow and Edinburgh are easily reached for a day out.

The low deposit payable under this offer is £20. 4. Does not apply to properties that sleep 10 or more. 5. The difference between the £20 low deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately. 6.
